If this is indicative of the market, it shows that Singaporeans have still a healthy appetite for Malaysian <span class=\"text_exposed_show\">properties.<\/p>\n<p>While there could be many reasons why Singaporeans are attracted to Malaysian properties, it is important for potential buyers (as well as owners) to note that the two property markets are actually quite different. Some investors tend to assume that the Malaysian market is very similar to Singapore \u2013 due to the close proximity. What some of these buyers fail to realise is that the difference could be as stark as night and day. To give readers some sense of what I mean, the following are 3 key differences between the Singapore and the Malaysian property markets.<\/p>\n<p><strong>Key Difference 1: the two markets have different property trends<\/strong><\/span><\/p>\n<p><span class=\"text_exposed_show\">Many Singaporeans rely on the URA Private Property Price Index (PPPI) to gauge how the overall Singapore property market is doing. Similar, the Malaysian government compiles the Malaysian Home Price Index (HPI) and some stakeholders use it to understand the Malaysian property market.<\/p>\n<p><strong>Key Difference 2: The number of annual transactions is different<\/strong><\/span><\/p>\n<p><span class=\"text_exposed_show\">Apart from property market trends, the number of transactions between the 2 markets is also quite different.<\/p>\n<p>On average, the number of properties transacted in Malaysia is about 270,000 annually. In comparison, the number of property transactions in Singapore is about 19,000 annually, which works out to be about 7% of the total number of Malaysian transactions.<\/p>\n<p>With the Singapore market being just a fraction of the Malaysian property market, some of the assumptions that work in Singapore may not be applicable to the market across the causeway.<\/p>\n<p><strong>Key Difference 3: Significant price difference between the 2 markets<\/strong><\/p>\n<p>Million-dollar private properties are nothing unusual in Singapore. In 2013, there were 16,340 private property caveats lodged with URA that exceeded the S$1million mark (this works out to be about 60.8% of all private property caveats lodged for that year). Although property transactions dropped the following year, the number of million-dollar properties was 8,696, which worked out to be about 63.5% of all private property deals in 2014.<\/p>\n<p>In comparison, the total number of Malaysian deals that exceeded RM$1million for 2013 and 2014 were 9,285 and 10,793<br \/>\nrespectively. In terms of percentage, million-dollars transactions only make up 4% of total deals. This is far less than the 60% that Singaporeans are used to. At present, due to the Malaysian property cooling measures, foreigners are permitted to buy only properties of RM1million or more. With a low percentage of million-dollar transactions, this implies that this is a price point that is out of reach for most locals and that demand within the resale market could be quite limited.<\/span><\/p>\n<p><span class=\"text_exposed_show\"><a href=\"https:\/\/www.propertyempire.com.my\/blog\/wp-content\/uploads\/2015\/04\/sgapore.png\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-3746\" src=\"https:\/\/www.propertyempire.com.my\/blog\/wp-content\/uploads\/2015\/04\/sgapore.png\" alt=\"sgapore\" width=\"471\" height=\"247\" srcset=\"https:\/\/www.propertyempire.com.my\/blog\/wp-content\/uploads\/2015\/04\/sgapore.png 471w, https:\/\/www.propertyempire.com.my\/blog\/wp-content\/uploads\/2015\/04\/sgapore-300x157.png 300w, https:\/\/www.propertyempire.com.my\/blog\/wp-content\/uploads\/2015\/04\/sgapore-450x236.png 450w\" sizes=\"(max-width: 471px) 100vw, 471px\" \/><\/a><\/p>\n<p><strong>Conclusion<\/strong><\/p>\n<p>At this juncture, I wish to clarify that I am not implying that the Malaysian market is better than the Singapore one or vice versa. From this simple article, I hope to highlight some of the key differences between the 2 markets \u2013 something that buyers may not be aware of.<\/p>\n<p>When it comes to investing, knowledge is power. The more investors are educated, the better decisions they will make and the likelihood of them profiting from their decisions will increase.
